1. Our Services

Viridian Hubs Ltd provides domestic energy assessments (EPC), portable appliance testing (PAT), floor plans, property photography and cleaning services across London. By booking a service, you agree to these terms.

2. Bookings & Payment

• Bookings are confirmed via email or phone call
• Payment is due upon completion of the service unless otherwise agreed
• Prices quoted are inclusive of VAT where applicable
• We reserve the right to adjust pricing for properties that differ materially from the description provided

3. Cancellations & Rescheduling

• Cancellations made more than 24 hours before appointment: no charge
• Cancellations made within 24 hours: a cancellation fee of £25 may apply
• If our assessor cannot access the property, the full appointment fee may be charged
• We will endeavour to rebook cancelled appointments at the earliest convenient time

4. EPC Certificates

All EPC assessments are carried out by accredited Domestic Energy Assessors (DEA). Certificates are lodged on the national register and are valid for 10 years. The rating provided reflects the property at the time of assessment.

5. PAT Testing

Our PAT testing service provides a visual inspection and electronic test of portable appliances. A pass/fail result is given for each item. We do not carry out repairs. Items that fail should not be used until repaired or replaced.

6. Cleaning Services

For end-of-tenancy cleans, our deposit return guarantee applies when: (a) we have access to all areas of the property, (b) the property was in standard lived-in condition, and (c) the landlord/agent inspection occurs within 48 hours of our clean. We cannot guarantee deposit return where landlords apply deductions unrelated to cleanliness.

7. Liability

Viridian Hubs Ltd carries public liability insurance. Our liability is limited to the value of the service provided. We are not liable for pre-existing damage or for issues arising from third-party products or appliances.

8. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
